Define Your Needs
I will introduce you to Piedmont area, will present to you sample assets in different categories, and will guide you through major purchase-related aspects (expenses, taxation, funds transfer, bank account, legal procedure, renovations, accessorizing, asset management, etc). Together, we'll discuss your specific requirements and aspirations to understand exactly what you're looking for in your ideal asset.

Assets Scouting, PDA
I will explore the market (physically) to short-list assets that match your specific criteria. I’ll introduce you to the best available options. You'll select your preferred asset, and I'll handle the negotiations and secure the deal’s conditions with the vendor. We will sign a purchase offer, “PROPOSTA DI ACQUISTO” (PDA), with suspensive conditions relating to further checks required before we finally commit.

Sign Preliminary Agreement, COMPROMESSO
I will lead all necessary legal, architectural, and physical, checks to ensure no detail is overlooked. After all suspensive conditions are met, we shall approve converting the purchase offer (PDA) into a preliminary agreement (COMPROMESSO). Then we shall transfer 10% of the deal's amount as a deposit, open a bank account (if you wish to), and stamp the agreement in the “Agenzia delle Entrate” (Revnue Office) to officialize it.

Transfer of Ownership, ROGITO
We will involve the notary to further check and confirm all legal and regulatory aspects. Final agreement ROGITO will be signed. Ownership ATTO will be officially transferred to you in the land registry CATSTO, alongside paying the remaining 90% of the deal's amount and related taxes and duties.

Business Setup or Relocation
Whether you like to start generating income via Airbnb/Booking, use your new home for vacations, or relocate, in the last phase we will manage all related formalities, including: utilities transfer, house insurance, internet and TV connection, accessorizing, upgrading your home, photo-shooting, license to operate Short-Term Rental, etc. At this point I will also introduce you to key post-sale reliable professionals like asset's manager, maintenance team, pool's company, gardener, etc.
